The scope of services included field measuring of the entire building envelope, roof core samples, insulation analysis, wind uplift, fire ratings, drainage issues, destructive testing and documentation of the existing conditions and deficiencies. The design project for the Citadel Alumni House renovation included hard copy drawings, specifications and project construction administration. Pre-bid conference, pre-construction conference, milestone inspections, pre-final inspection and final inspection were also included.
The existing facility consists of a brick veneer wall assembly and had two roof systems: asphalt shingles and sprayed in place polyurethane foam. The building's brick veneer had several cracks in random areas which required repairs. Structural modifications to the roof structures provided increased slope / drainage. The structural modifications also required that existing window locations be deleted and the brick wall assembly re-paired / re-built.
The construction documents included replacement of the existing three-tab asphalt shingle roof system with synthetic slate as the base bid and replacement with Architectural laminated shingles as an Alternate. The existing sprayed in place polyurethane foam roof systems were replaced with both Architectural laminated shingles and flat seam copper roofing systems after the structural modifications were performed. Deteriorated wood fascia, soffit and structural members were also included in the scope of work.
The construction phase was in budget and completed on time. The facility was vacant but had to remain operational at all times, because of the special function of the facility.
The Citadel Military College Alumni House won Second Place Small Roof Replacement and Building Envelope Design in the RCI Document Competition.
