This project is the conversion of the original SCE&G Steam generating plant into an Imax Theater, retail shops and restaurants. The original interior was gutted and new floor levels and theater seating structure installed. The building dating from the early 1900s was built on piles and extensive testing was performed to support the new building loads. A structural inspection and analysis was performed to determine the feasibility of the historic renovation and to improve the seismic strength of the building. Temporary lateral braces were designed to brace the walls during construction. Also constructed was the new four-story Fountain Point Plaza Office and Retail Complex with post-tensioned concrete floors and the extension of the riverwalk.
